Most homeowners who complain about high heating bills are blaming their insulation. Nine times out of ten, the real culprit is air leakage. I’ve reinsulated attics for clients who still had $400 winter gas bills, only to find later that their old double-hung windows were basically open slots to the outside. Fixing drafts first, before you spend a dime on new insulation or HVAC equipment, is almost always the right call.
Old houses are a different animal from new construction. A 1920s craftsman or a 1950s cape cod wasn’t built with anything approaching air sealing in mind. They relied on drafts. Actual drafts, intentional ones, for combustion air and moisture management. That building science has since been turned on its head, but the houses are still standing, still leaking, and still costing their owners money every month.
Here’s what I’ve learned from doing this in hundreds of old houses: finding drafts is harder than sealing them. The sealing part is usually cheap and straightforward. The finding part requires some patience and a little methodology.

I’ll be honest, most of the advice you’ll read tells you to run your hand along window frames on a cold day and call it done. That’ll catch maybe 30% of your air leakage. The rest is hiding in places you’d never think to check just by feel.
The most effective low-tech approach is the incense stick test, done at night during cold weather when there’s natural stack pressure working for you. Light an incense stick (or use a smoke pen, which you can get on Amazon for about $12) and hold it near every seam, penetration, and joint you can find. The smoke goes horizontal? You’ve got air movement. Works better than your hand because you can see the direction of the draft, not just feel it.
What surprised me was how much leakage comes from interior locations most people would never suspect. The top plates of interior walls, especially where they meet the ceiling in older balloon-frame construction, are massive air channels. Cold air from the attic literally waterfall down into the wall cavities and out through electrical outlets. I’ve had clients who sealed every window in their house and still had a drafty living room, and the problem was an outlet on an interior wall.
Other spots that almost nobody checks:
- Recessed light cans in the ceiling below an attic. The old-style non-IC-rated ones are essentially open holes to the attic.
- The rim joist, that band of framing that sits on top of your foundation wall. In most pre-1980 houses, this is totally unsealed and can account for 15-25% of total air leakage.
- Plumbing chases. Wherever a drain stack runs from basement to attic, there’s typically a gap around the pipe at every floor penetration.
- The attic hatch. This one makes me crazy because it’s so obvious once you see it, but I’ve gone into attics in January and felt the hatch door vibrating from cold air blowing around the frame.
- Fireplace dampers that don’t seal properly. Cast iron wears out. A standard throat damper in a 40-year-old fireplace might as well be a 24-inch open window.
If you want to go deeper, a blower door test is the professional standard. A certified energy auditor pressurizes or depressurizes your house with a calibrated fan mounted in an exterior doorframe, then uses a thermal camera to map where the air is moving. Total cost is typically $300-600 for the audit and report. Worth every penny in a house over 40 years old. What surprised me the first time I attended one of these was how much leakage showed up in the middle of walls, nowhere near any window or door, just old gaps in the sheathing that had been painted over fifty times.
Sealing Strategy: Start Where the Money Is
There’s a sequence here that matters. Don’t start with weatherstripping your front door. Start in the attic.
The attic floor is where you get the most return per dollar on air sealing in a two-story house, because warm air rises and exits at the top. If you seal the top before you seal the bottom, you reduce stack effect and the whole house performs better. I’ve seen attic air sealing alone drop heating bills by 20% before any other work was done.
Get up there with a headlamp and a can of low-expanding spray foam (Great Stuff Big Gap Filler is fine for most gaps over 1/4 inch, but use the Gaps & Cracks formula for smaller ones). You’re looking for every place a wire, pipe, or duct penetrates the ceiling below. Every one of those is a hole. Seal them all. Then look at the top of interior partition walls. In balloon-frame construction you’ll often see these are completely open to the stud cavities below. That’s where rigid foam and construction adhesive come in: cut pieces of 2-inch polyiso to fit, glue them down, foam the edges.
The rim joist is next on my list, not because it’s the biggest single source of leakage in most houses, but because it’s incredibly easy to fix yourself and the payback is fast. Get into your basement or crawlspace. Look at the band joist running around the perimeter. If it’s uninsulated and you can see daylight anywhere (not uncommon in older stone foundations), cut 2-inch rigid foam to fit each joist bay and seal the edges with spray foam. Materials for an average house run $150-300. The energy savings typically recover that in a single heating season.
Windows and Doors: The Obvious Stuff That’s Still Worth Doing
I’ll say something that might surprise people who’ve spent time on energy efficiency forums: replacing old windows for energy savings alone is almost never worth the cost. A new double-pane window saves you roughly 5-10% on heating compared to a reasonably weatherstripped single-pane. At current window replacement costs ($400-800 per window installed, often more), the math doesn’t close for 40-60 years in most climates.
Weatherstrip them instead. For double-hung windows, the biggest leakage point is the meeting rail in the middle where the upper and lower sash meet. There are products designed specifically for this, like V-strip (tension seal) weatherstripping, that you press into the channel and let it spring open against the opposing sash. It’s about $8 for a 17-foot roll at any hardware store. I’ve used this on Victorian-era windows and gotten them sealing as tightly as anything modern.
For doors, the threshold sweep is usually the first failure point. If you can see light under your exterior door, you’re losing a meaningful amount of conditioned air. Door sweeps cost $15-30 and take about 20 minutes to install. If the door itself is warped or the frame has racked (very common in older homes where the structure has settled), no weatherstrip product is going to compensate. That’s when you’re looking at a door replacement or, in some cases, a frame rebuild.
One more thing about doors that’s almost never discussed: the door to your attached garage. That door is typically not treated as an exterior door even though it absolutely is. It’s often uninsulated, poorly weatherstripped, and separating your conditioned living space from a space that in January might be 15 degrees.

Air sealing is one of the more genuinely DIY-friendly things in home performance work. The materials are cheap, the skills required are basic, and the risk of making things worse is low, with one important exception.
Houses with older combustion appliances (gas furnaces, water heaters, boilers) need combustion air. Seal a house too tight without understanding the mechanical ventilation picture and you can create back-drafting, where flue gases including carbon monoxide are drawn back into the living space. This is a real danger. If your house has any atmospheric-draft combustion appliances and you’re planning serious air sealing beyond weatherstripping, get that blower door test first and have an HVAC tech assess your combustion safety afterward.
Also: if you find significant rot, failed flashing, or signs of chronic moisture infiltration while you’re poking around looking for drafts, stop and get a contractor or building inspector in before you start sealing. Trapping moisture is worse than the drafts.
The single most useful thing I can tell you: spend twice as long finding the drafts as you spend sealing them. The sealing is fast and cheap. The finding is what actually determines whether the work changes anything. Go slow, be systematic, and start at the top of the house.
