Forty dollars a square foot. That’s what a homeowner in my neighborhood paid last spring to have 800 square feet of white oak refinished by a flooring company. $32,000. For sanding and staining wood that was already there.

I’m not saying the contractor ripped her off. Labor costs in many metro markets have climbed sharply, finish materials aren’t cheap, and white oak is unforgiving if you rush it. But when she called me afterward and asked if she’d overpaid, I had to be honest: yes, by a significant margin. A more competitive bid would’ve come in somewhere between $18,000 and $24,000 for that job. And if she’d been willing to do it herself? The materials would’ve run her around $1,800 to $2,400.

That gap is why people keep asking me about this.

Let me give you the real numbers, the real risks, and a clear answer on who should actually be renting a drum sander versus who should be calling a pro.

I’ll start with the DIY side because that’s where most people underestimate.

Equipment rental: A drum sander from Home Depot or a local rental house runs about $65 to $85 per day. You’ll also need an edge sander (another $45 to $60/day) because the drum sander can’t get within 4 inches of the walls. Add a random orbital buffer for the final passes: roughly $35 to $45/day. Figure on renting for 2 to 3 days minimum if you’re new to this, because you will make mistakes on day one. Budget $350 to $450 total for equipment.

Sandpaper: This is where people get blindsided. For 500 square feet, you might go through 15 to 20 sheets of drum paper across multiple grits (36, 60, 80, and 100 grit), plus edge sanding discs. Budget $80 to $150.

Finish: A quality oil-based polyurethane like Bona DriFast or Minwax Fast-Drying Poly runs about $45 to $65 per gallon, and you’ll need roughly one gallon per 500 square feet per coat. Water-based finishes (Bona Traffic HD is what most pros use) are more expensive, around $80 to $110/gallon, but they dry faster and have less fume. Three coats is standard. For 800 square feet, budget $200 to $400 depending on finish type.

Stain: If you’re changing the color, add $30 to $50 per gallon. Stain is where DIYers run into the most visible trouble (more on that in a minute).

Miscellaneous: Tack cloths, painter’s tape, applicator pads, wood filler for gaps and nail holes. Budget another $50 to $80.

Total DIY cost for 800 sq ft: roughly $700 to $1,100, not counting your time (plan on a full long weekend, minimum).

Now for pros. Current rates (July 2026) in mid-sized metros run $3 to $5 per square foot for standard refinishing with no stain change. In high-cost cities (NYC, San Francisco, Seattle, Boston), you’re looking at $6 to $10 per square foot. Add $0.75 to $1.50 per square foot for staining. A whole-house job of 1,200 square feet might run $4,500 to $8,000 in a typical market.

So for that 800 square feet: $2,400 to $8,000 professionally done, versus $700 to $1,100 DIY. That’s a real gap.

The Part Nobody Warns You About

Here’s the thing I wish someone had told me the first time I tried this: drum sanders are genuinely dangerous to wood, and they will punish hesitation.

A drum sander doesn’t stop moving while it’s in contact with the floor. You have to keep it rolling at all times. If you pause, even for two seconds, it carves a visible gouge. I learned this the hard way on a rental property I was trying to turn around quickly in 2019. Stopped to look at my phone (I know, I know). Left a 6-inch dish in the middle of the living room that took two extra passes to level out.

The other trap: sanding at the wrong angle. You sand with the grain of the wood. Always. Cross-grain scratches from starting at 45 degrees (which some old tutorials still recommend) can look fine after the first coat and then show up glaringly under certain lighting conditions once the finish cures. I’ve seen this exact scenario play out on two different jobs where homeowners called me after the fact.

Staining is where I honestly get nervous for DIYers. Getting a consistent color across an entire room requires the stain to be applied to uniformly sanded wood, wiped at the same rate, and allowed to penetrate for exactly the same dwell time everywhere. Corners, edges, and areas near doorways are sanded differently by the edge sander than the main field is by the drum sander. The color shows up subtly different. Professional applicators blend these transitions continuously. Most first-timers don’t realize the issue until the first coat of finish is down and they can’t un-see it.

If you want to skip the color change and go back to natural, DIY becomes significantly more forgiving.

Who Should DIY and Who Shouldn’t

I’ll just be direct here.

Good candidates for DIY:

  • Rooms under 400 square feet (smaller mistakes, shorter learning curve)
  • No stain color change (just clear coat)
  • Floors that are in decent shape (scratches and wear, not deep gouges or major cupping)
  • Someone who has done tile work, drywall finishing, or other trades DIY (the patience and technique transfer)
  • Someone with a flexible schedule who can actually stay off the floor for 72 hours during finish cure

Hire a pro if:

  • You have oak floors with tight grain that require color-matched staining
  • The floors have water damage, cupping, or squeaky sections (those need face-nailing or subfloor work first)
  • You have a whole-house job over 1,000 square feet and a hard deadline
  • Your house is occupied with kids, pets, or anyone sensitive to solvents (oil-based poly fumes are serious)
  • The wood is thinner than 3/4 inch, like engineered hardwood. Many engineered floors can’t be drum-sanded at all without going through the veneer

A reader from Denver emailed me last winter about a 650-square-foot sunroom with Brazilian cherry. I told her to hire out. Brazilian cherry is extremely hard (2,350 on the Janka scale, compared to red oak at 1,290) and it dulls sandpaper fast. She would’ve burned through twice the paper, worn out rental equipment, and still risked uneven color. Not the right first project.

Three Real Scenarios to Anchor Your Expectations

A 400 sq ft guest bedroom with basic red oak, no stain change: Homeowner rents equipment for two days ($290), buys sandpaper and finish ($280), does the work herself over a weekend. Total cost: $570. Pro bid for same job: $1,400 to $1,800. Savings: $830 to $1,230. Outcome: looks great, slight variance near the closet edge that’s invisible in normal light.

A 1,100 sq ft open-plan living/dining with white oak and a color change to a medium walnut stain: Homeowner attempts DIY after watching four YouTube tutorials. After sanding, stain goes blotchy because the edge-sanded areas are slightly over-sanded compared to the center. Hires a pro to re-sand and re-stain. Total ended up spending: $3,200 (own materials + contractor fee to fix it). Pro bid originally: $4,800. Lesson: the stain change added enough complexity that DIY cost more in the end.

Whole house, 2,200 sq ft, three bedrooms plus living room, clear finish only: Experienced handyman with prior painting and tile experience. Rented equipment for four days, bought high-quality water-based finish (Bona Traffic HD, about $340 in finish alone). Total materials + rental: $1,650. Two contractors bid the job at $7,200 and $8,900. Savings: roughly $5,500 to $7,200. Time invested: five days including cure time.

That last one is where DIY really pays off. But notice the person doing it had relevant trade experience. That matters more than any tutorial.
